Principal and interest are only part of housing cost

The amortization formula calculates the loan payment from principal, interest rate and term. Property tax, homeowners insurance, mortgage insurance, association fees, maintenance and utilities are separate unless the calculator explicitly includes them.

How term length changes the trade-off

A longer term generally lowers the scheduled principal-and-interest payment because repayment is spread over more periods, but it can increase total interest. Compare both monthly payment and total repayment rather than judging affordability from the monthly figure alone.
